Room Rental Proposal

Background
Our Hargreaves Street Pharmacy is located in the heart of the Bendigo CBD in close proximity to other retail outlets, transport, major employers and amenities. The Pharmacy has been located at 379 Hargreaves Street since August 2008 and occupies the space with our Optical Store and Day Spa business units, in addition to our head office.

Health Hub Concept
UFS have developed a concept to create a Health Hub to support better health outcomes for the community and our customers.

Specific aspects of the Hub:

  • All services offered are health related either a bona-fide health service eg Physiotherapy, GP or a link to health eg support groups etc.
  • There will be a mix of private practitioners and other free or subsidised services. Ideally this will be a combination of private and public.
  • The services offered in the hub are complementary to the Pharmacy and other tenants of the Hub.
  • Tenants can utilise rooms for different purposes both on a regular and/or ad-hoc basis.
  • Centrally located in the heart of the CBD with various transport linkages to significant passing traffic.
  • Tenants will run their business independently but can engage varying levels of support from UFS which can be discussed on a case by case basis.

Rental Details
Our goal is to provide a flexible tenancy structure to encourage a wide variety of services within the facility.

  • Rent:
    • Weekly Rate: $270 per room on a regular, ongoing basis.
    • Daily Rate: $70 per room on a regular, ongoing basis.
    • Casual Rates: Are available depending on requirements
  • Rental Review: CPI annually and possibly a market review every three years.
  • Term: Preferred terms of 1 to 2 years however this can be discussed based on the Tenants requirements particularly in terms of the initial setup etc.
  • Frequency: Can be structured to suit the Tenant’s requirements. For example one day a month, one week a month, ongoing etc.
  • Included in the base rent structure:
    • Kitchen and Toilet Facilities.
    • Basic reception via the Eden Desk – ie greeting customers on arrival, assistance while waiting and departing. This structure requires the tenant to manage their own appointment book and payment.
    • Storage – To be discussed based on the tenants requirements however a lockable cupboard or cabinet can be provided.
    • Promotion – UFS has a range of marketing activities that the tenant can utilise. Some of the activities that might of use include:
      • Periodic member magazine (twice per year) distributed to 11,000 households throughout Bendigo.
      • Active web and social media presence.
      • In-store promotion eg DL Flyers etc.
    • Signage – To direct customers/patients to the Health Hub Space at the rear of the Pharmacy.
    • Security – There are monitored duress alarms located in each consulting room which go directly to our security provider who will then notify the police. UFS is responsible for all after hours security.
    • Outgoings: The rental rate includes general outgoings like rates, security, cleaning, electricity etc. There may be specific issues relevant to a specific tenant or the broader facility that might need to be negotiated on a case by case basis.
  • Restrictions and Requirements:
    • Access is limited to the opening hours of the building which coincide with the hours that the UFS businesses are open. The main reason for controlling access is due to the regulations associated with a pharmacy in the building. Our opening hours for the building will be:
      • Monday to Wednesday 8:30am to 6:00pm
      • Thursday 8:30am to 8:00pm
      • Friday 8:30am to 7:00pm
      • Saturday 8:30am to 5:00pm
        If there is a change in the hours the Health Hub is open then UFS will provide the Tenant with at least 30 days notice. Also our Pharmacy closes at 6:00pm and therefore access to the Health Hub is from the laneway entrance after 6:00pm. Tenants will be provided with a key to their room(s) however they will not have a key to the external doors etc. due to Pharmacy regulations.
    • Exclusivity: Tenants will be granted exclusivity within the Health Hub for their own business and it is expected that Tenants will not carry out services that may be in direct competition with other businesses in the Health Hub or as part of UFS Pharmacies. For example our Eden Business Unit provides Relaxation Massage and therefore we ask that tenants do not also provide this service.
    • Insurance: Tenants will be required to have appropriate insurance including Professional Indemnity and Public Liability.

Flexibility
The overall goal is to create a hub of activity where a diverse range of health related providers run successful businesses and potentially feed off other tenants and the UFS businesses. To promote this ethos our goal as the host organisation is to work with tenants in a flexible and individual approach with each tenant to maximise the usage of the rooms. We are happy to consider different structures and attempt to tailor our approach to the needs of the specific tenant.

Timeline
The renovations to create the Health Hub Space are scheduled to begin on the 11th January 2019 and will be completed by the 20th April 2019. The consulting rooms in the Health Hub are expected to be ready from approximately the 6th May 2019.
